What is Home Staging?

Home Staging is the process of preparing a house for sale. We specialize in creating favourable impressions everywhere the buyer’s eyes rest.

By highlighting selling features, enhancing functionality and visual flow, we create a desire in the buyer to make your home their own..

Why Should we Stage our home?

It is difficult to be objective when you are surrounded by the items and furniture you love. It is hard to decide what to pack and what to leave on display. We are trained to help you focus on the sale, to highlight the features and benefits so that a buyer will see their own treasures, their own furniture and their own future, right there in your living room!

Can we afford it?

You cannot afford not to have it! It is free. All we ask is to take care of the furniture and accessories while they are at your home.

What are the usual costs of Home Staging?

Usually prices start from $280 for a consultation. Studies show that by staging your house for sale, the return is an average of 6.3% more than you would have gotten if not staged. So let’s say you list the house for $400,000 and you spent $2,500 to stage it with us, when it comes time to sell, on average you will get $25,000 more than you would have gotten if it was not staged.

So not only are you saving this, you are not taking any Risk. You only pay once the property Sales and that to just the Commission that was agreed UPON.

I love my decor! Why do I need to alter it?

Decorating is great for living, but not for selling.
Staging helps buyers see past your belongings and leaves room for them to imagine their own belongings there.


When you decide to sell your home, think of it as a product. Focus on why you are selling. To reach that goal fast, you need to detach, make your home a house, a product to package and market. We help you reach that goal.

I have heard all houses sell eventually… do I need to bother?

Ask this, where do you see yourself in 30 days? In 2 months? It’s all up to you. The longer your house sits on the market the more likely your asking price will be reduced. It also may prevent you from shopping for your new home!
Buyers shopping for their new home run to see new listings that are within their price range and desired area. Properties are considered “HOT” within 2 weeks of listing.

If your house sits on the market longer than necessary it is actually costing you money – equity is dwindling as It costs money for marketing, advertising, continued mortgage and taxes.

What is the difference between Staging and Decorating?

Decorating is when you live there, Staging is when you Selling the Home.  While Decorating is about making you feel great in your home, Staging is making a BUYER feel at home.  Staging will make your house appealing to most potential buyers, concentrating on your property, not your decor.

How do you get paid? Is this a gimmick?

No it is not.

Real Estate is a very competitive industry, Out of the 24000+/- agents in GTA,25% of them sell 75% of the listings.

Some agents do not sell anything.  In every city there are Big shot agents who spent thousands in Self- Promotion, We modelled or services differently. We invested in the Service aspect, kept our overhead low and keeping our profit lower than the industry standards. We spent less in Self-promotion and rely heavily on Referrals.
